I have a hard time writing this review, the place is not really what is advertised on their website at all. The owner was kind and helpful but there was no breakfast, and our room smelled very moldy, visible hair and dirt around, ceiling was in need of very serious repair. But the A.C. and T.V. did work well.
If you are just looking for a bed and like "charming" that teeters on the edge of.... something else, this would work for you. If you have kids then maybe not or if you have sensitive lungs or eyes as the moldy air was irritating to me. It is hard to write a poor review, considering perhaps the owner kept it up in the past and was helpful with his information. The location can't be beat. Loved the art on the walls, the cats milling around outside and sitting on the front porch.
But the bathroom floors were very uneven, bumpy, lots of structural issues. But does this matter for just one night? Not sure.

Charming inn sitting right at the entrance of the Chickasaw Recreational Area. The room was clean and spacious. The shower area was very clean and the water was hot (just had to give it a few minutes). The innkeeper was helpful with maps of park and shopping/dinner suggestions.
The inn exterior is in need of some TLC but it's 95 degrees outside. Who can do yard work in that heat? Loved the sitting room at the front of the hotel. I could have spent hours there just listening to the music and reading my book.

I'd definitely stay here again.

We arrived at the Inn, and my first impression was " Scary Place "The building looks abandoned, cats everywhere on the driveway, ours key of the cottage was on the door, the inside smell was very musty, Windows full of dead insects. |The bed ,towels and pillows were clean but the place is pretty scary. The Good thing about it's walking distance to the park. We stay only two nights. I truly not recommended it now ,,but it has potential to rebuild and looking charming if the owner would put some effort in the property.

This is a great place to stay especially if you want to go to Chickasaw National Park. The park is literally across the street. The building is a bath house built on a spring in the twenties. It's full of antiques and interesting art work. There are bicycles you ride through the park if you want. Ole Charlie is a cool dude who will take the time to show you the ins and outs of the park and the town. He also built a fire at night. He'll even let you play his guitars! Thanks Charlie, your biker friends in Texas

Been here twice this summer and it's one of my favorite places I have ever stayed. The Chickasaw National Recreation Area is at your door step. There are bikes to borrow and Charlie is a wonderful host. Highly recommend.

The caretaker or innkeeper or manager, Charlie, is a very sweet older gentlemen. He had boiled eggs, apples, bananas, and pastries for breakfast, along with Soda's and even some beer. The best part of this hotel is it is right out outside of the Sulpher Springs Park, literally right across the street. A great place to sit in the stream is about a quarter mile from the inn. The main spring areas are a short 5 min drive. We stayed in a suit, there were two of us, but you could fit between 7-8 people in the room. There are also two grills out back, one charcoal and one propane, you have to bring your own charcoal and propane though. The small kitchenette has a coffee maker, toaster, full size fridge with top freezer, microwave, and an electric skillet that we used to make hamburgers on. You have to clean your dishes. They also provide plates, bowls, utensils, glasses, etc. The room was clean, no bugs or anything inside,the room was a little run down but if you've lived in Iraq in a tent, this place will feel like the Ritz. It suited us just fine because we spent most of the day at the park. It has cable tv and wireless internet. There were a few friendly cats on the property. The cats mostly mind their own business but a few enjoy some petting, others run away, they are friendly. The inn provides bicycles to cruise around. We didn't ride the bikes, we saw them, they are an older style, no gears, and there are about 6 bikes total ranging in size for kids to adults. The hotel is also about 10 min drive from the Chickasaw Cultural Center, a must-see attraction, and 3 min from the Artisan Hotel and Casino, and about 25 min from Lake of the Arbuckles. This is a great place to stay if visiting Sulpher Springs. After our stay, Charlie thanked us for our business and gave us a card for a free nights stay on our next visit. We would stay here again in a heartbeat.

Great hospitality, gorgeous home with a relaxing atmosphere. Right at the entrance to Chickasaw National Park. It was refreshing to have an innkeeper that sits down with each guest to show maps, give suggestions to enhance the visit and make you feel welcome. It was a beautiful overnight mini vacation. I will definitely be back ASAP.

Loved staying here over Memorial weekend this year. Charlie is a down to earth, laid back guy, who takes care of everything and goes the extra mile for his guests. If you like to get away from technology and enjoy peace and quiet in a 1920s style home, this is the perfect environment for you!!
And Charlie is the sweetest guy ever!!!
