Our stay was nothing short of fantastic. The friendly owners made us feel right at home. The resort offers excellent amenities, including great private bathrooms, pool and hot tub, which we never use, but looks nice.

What truly sets this resort apart is its serene setting. It backs up to the Verde valley, open fields with mountain views, but less than 5 min to Old Town Cottonwood, great restaurants, 30min to Sedona and 15min Jerome. A week here goes way too fast.

It's the most chill RV park we visit and we always can't wait to come back.

We found this gem back in 2020 when we started on our full time travels and we've been staying here once to twice a year ever since. After over 4 years of living full time in our RV and visiting all states, this campground is one of our favorites. It's clean, quiet, spacious, and the view of the skies at night are like no other areas we've been. The owners have been wonderful and the amenities impeccable.

If you don't mind small planes flying over your head at low altitude all day and night, then this is the place for you. Cottonwood airport has flight training and they do looping all day long, including early in the AM. We asked before we arrived if the park was quiet and were told it was "very quiet". When we told the owners we had to leave, they refused to refund the balance and were very nasty. They even threatened to sue us if we wrote a bad review. Others have also mentioned their behavior. Beautiful campsite, new and not to large. While the showers and baths are gorgeous, they could have been cleaned or at least swept daily. With doors kept open, be sure to check for critters or snakes before using!

A very nice and comfortable and quiet RV park, spent 9 days here. The lots are a decent size. Beautiful scenery around the whole area. Owner is very friendly and helpful and lives on the property.

My family and I stayed here for 4 nights. The views from the campgrounds are amazing and the host Gary was great. The grounds were clean. The location was just perfect for our Sedona, Cottonwood, Jerome sightseeing. Cottonwood is a beautiful historic town with a few restaurants and for wine tasters this is a great location. Sedona was a comfortable scenic drive away.

Stayed a month OCT/NOV- great weather - Gary was cool and helpful - the location, upkeep, amenities, laundry, pool, hot tub, showers were awesome - reasonable rates and nearby all sorts of cool things - Yes, I would do it again

This is one of my very favorite RV parks in the nation.|Gary & Kristin take excellent care of the grounds (especially the hot tub, laundry facilities and game room) and are at the office almost all the time.|It is my first 55+ RV resort and has been a great experience. The park is quiet and I don't have to worry about walking my small dog. I also appreciate being able to enjoy the hot tub without being splashed by kids. I personally love kids a lot, but it is extra nice to soak in peace. :). |Clarkdale and Old Town Cottonwood are little more than a bicycle ride away. Both are worth spending time in. There are SXS trails very nearby - along with access to the Verde River.|I cannot say enough about what a special resort this is and how much of the credit goes to Gary & Kristin. They run their business with professionalism and are both very polite and are always available to address any issues. What more could guests want? | This park is safe and I have never seen any guests that are unruly or noisy. Actually I find the quality of people here to be above average. There are plenty of people to make friends with.|Thank you for a wonderful stay, Kristin & Gary. It is on our favorites list for sure! Hope to be back soon.
