We had enquired about early check in and was told it would be possible, however on the way they phoned and said it would cost an additional $20, once arriving they changed their story and said $25 for each hour. We waited and explored the town and when we finally got the keys and went to the place we realized they gave us the wrong keys. After waiting 15 min in the heat to get the correct keys we entered the property. While it has a quaint and old fashioned feel, the functionality of staying there is severely lacking. The garden room in which we stayed had one of the worst beds you could possibly imagine. Completely uncomfortable and somehow tilted to one side, so if you are not careful you roll off. My wife got sciatica from one night in the bed. The sheets did not appear to be cleaned, we had the run of the place since no other guests were there (should have seen this as a red flag) so we explored and found a linen closet to change the sheets. Later we explored the hot tub which is not functional despite them stating that it is serviced before each guest arrives, only one jet was functional. The breakfast was edible at best and caused my wife gastric pain. There were no curtains or any such thing to block out light and even late in to the evening the room was extremely bright. I would avoid this place at all costs. Their refund policy is essentially non-existent seeing as you only receive a full refund if canceling a year before your stay, which goes down to half 2 weeks out. and none at all after. So If you are looking for unfit sleeping conditions, non functioning jacuzzi, gastro intestinal issues and the most awkward breakfast experience ever look no further! Primrose house is the place.

My husband and I recently stayed at Primrose for our wedding anniversary over Memorial weekend. We stayed in the Terrace room, which is on the main floor near the dining room. The room itself is very cute, charming and cozy. The room has a window air conditioner but the room stayed very cool and also had a box fan if needed. The shower had good water pressure and stayed hot after two showers. The parking area off the street was great. I don't want to bash this place but we were kind of disappointed. There was no greeting from anyone and no communication about where anything was in the house.
The cons:
-Ceiling fan didn't work
- hot tub wasn't up and running but was advertised to be
- the TV is positioned on the wall to the side, so would be difficult to watch from bed....maybe have the TV on an extender so it can come out from the wall and be turned to see from bed because I realize there were no other options for TV placement
- our TV didn't work. We brought it to the attention of the staff member the first morning of our stay. She told us she would inform her manager and let us know what the manager says, but we never got any follow up throughout the stay. We also called the provided phone number in case of any issues, left a message and never heard back.
- the only time any staff members were there was for about two hours in the mornings to cook breakfast and clean up. We didn't have any housekeeping service through our stay and no offers for fresh towels or to take out the garbage. There was an envelope on the nightstand to leave the housekeeper a tip, which we would normally do as we tip any service providers, but there was no housekeeping done, so we weren't sure why that was there as they didn't do any housekeeping during our stay.
- Breakfast was cold and the sausage links were only microwaved, so we didn't eat there the second morning, which is disappointing as it was a bed and breakfast.
- the other guests kept turning on the dining room lights and leaving the room which ordinarily wouldn't be a problem, but the lights shine right into our room so it woke us up twice. So my suggestion would be to hang a curtain on the little circle windows on the top of the bedroom door.

Our stay at Posy Room of Primrose Bed and Breakfast was very nice. The property is a late 1800s Victorian with lots of period character, inside and out. There is off-street parking for 3-5 cars. The off-site check-in is nearby and the reception was pleasant and easy. Primrose BnB was clean and comfortable. All things worked properly in our room, which was comfortable, if smallish. We enjoyed a short walk to the town square to one of the local Italian restaurants for dinner the day we arrived. During our stay, we met two other couples and enjoyed a delicious and hearty Sunday breakfast with one of them. That couple had several days hiking in the Hocking Hills State Park and gave us some insight. Jennifer, our chef, was pleasant and informative. ||There was some renovation to the front porch in progress and the grounds keeper apparently had not worked this week. The exterior was not unkempt, though it was not freshly tidied up.||Primrose Bed and Breakfast provided an enjoyable stay for a couple days of hiking at Hocking Hills area. It seemed good value for money, particularly if you are on a budget and are not a fan of institutional lodging. |

Walking distance to a few nice shops and restaurants (2-3 blocks to a nice little square of town) It was so quiet that we didn't even now anyone else was there until breakfast. Our room was big with a full bath. The garden area out back was nice also

The stay was delightful! The room was very clean and picking up the keys was easy. I highly recommend the Terrace Room, as it is situated at the back of the house and felt nice and quiet. The breakfasts were delicious and freshly cooked by the host, who was kind and welcoming! I hope to stay here again in the future and would highly recommend it to anyone visiting that area of Ohio. Athens is close by and has lots of dining options and the nature of Hocking Hills is easily accessible from this location.

When we got here no one was here to get greet us. Red flag #1. I didn't know we had to get a key from a business til housekeeping let us in to tell us. Red flag #2. We were on the 2nd floor. "Primrose Lane" the air conditioner never worked right. Had the ceiling fan on, stand up fan on. I was still hot as it was 95 degrees outside.red flag #3. Housekeeping left a note asking for a tip. That's very rude! Red flag #4. Breakfast is served from 8-9. Went down at 8 am nothing ready. That should be started at 7:30. Breakfast was just ok. Sausage wasn't cooked long enough. The plumbing when you flush the toilet , flushes 13 times after you flush. I've been in many B&B's this is the worst place to go. Stay somewhere else. Pictures of air conditioner in the window and housekeeping envelope. Before coming in the air conditioner should have been on. No it wasn't. Hotter than normal as it was 95 degrees outside. look for a B&B where the inn keepers live there. Way better upkeep. Housekeeping didn't make the bed, give us fresh towels. We were here 2 days. We got here at 1:30 couldn't get in. Had we known to go to a business to get the keys we could have saved us a trip.

First time staying here, when we picked up our keys at 1st Choice Cabin Rental they explained things to do in the area but did not say anything about the bed and breakfast. We pulled up(curb appeal was not so great, could use some cleaning up of the landscaping) had no idea what door to enter, when I went to the front door it was locked, used the key to open and went in. We had no one there to greet us, we were basically on our own. When staying at a bed and breakfast in the past there was always someone there to greet us.
On a positive note the inside was very clean, our room was stocked with towels, shampoo and soap that was way too small. The breakfast was good, Angel, that cooked and cleaned was super nice and did a good job!!!
The hot tub could use a new cover to make it look a little more presentable.
