Very nice, very clean, dog friendly RV park. The locals are all very nice, and the whole park is dead silent by about 8 p.m. Having two large dogs, dog friendly is a must for us. This place has a small dog run, but each campsite has a good size plot of grass. My only real complaint has to do with locals not picking up after their dogs routinely. Other than that this place is a great place to stay

Great place. Long term ppl are kind and its really quiet. With the shortages of housing and the fires that tore through the valley, people are still left with no place to go. Monthly rates are over 1,000 everyone pays a different fee. Thanks to reviews families with children are left with no place to go, just so you can have your fun family trip, while the rest of us have to worry about where we will go with our children. The long term people are nice here.

When we found out that we would need to stay in the area longer than we planned on we were glad to find a place to park our motorhome. It had real easy access from the freeway. That is good and bad. The sound of trucks and cars on the freeway never ceased. We were thrilled when we moved to a quieter RV campground but it served its purpose. The Iron Skillet Restaurant is within walking distance and had good food.

Having stayed here before, we had to stay here 1 night as there weren’t many options to choose from in this area. This stay was worst than previous stays.||||The park is a short drive from I-5 (Exit 24: Fern Valley / North Phoenix Rd) along multi-lane busy roads. There is major interchange construction so access is changing during the project. The park is located behind the motel. Registration is in the motel’s office. The majority of the sites appeared to be LONG term. The condition of the long term sites really impacts the overall appearance of the park. One of the term tenants appeared to be park maintenance.||||The sites are a mixture of back-ins and P/T’s. The interior roads and sites are paved. The few P/T’s that were available are angled so there are easily accessed. But there are some trees at the exit end of the sites which are growing so they are starting to encroach on the lane of travel. The interior roads and turns are adequate that we didn’t need to disconnect the toad until we got into the site but we disconnected to make getting in easier. The P/T sites were long enough for coaches & their toads. This park understands the simple concept of the importance of a flat, level site as the sites were level and flat. Distance and a short fence around the utility connections establish privacy between the sites but there isn’t much privacy as the sites are close to each other. They have full hook ups – water, electricity (50/30/20 AMP), & sewer. The utility connections were easily accessed. The sewer connection was at the ground so it was easy to establish a downhill flow. The sites have a metal table but no campfire ring.||||There are a few trees scattered around the park so satellite reception would be dependent upon site assignment, your dish configuration and the time of year. Didn’t try to get any broadcast channels.||||The park provided WiFi was adequate. The access point was located in the pool area. Our Verizon WiFi hotspot worked well. The NET10 phone worked well.||||The designated fenced pet area was in the center of the park near the pool & bathhouse. It had a gravel surface but a lot of weeds growing through the gravel. No bags were provided for waste collection. There was a can and shovel for waste. There was sufficient area to walk dogs along the surface streets and the residential area near the park.||||The park was right along I-5, so there is a lot of road noise. The landscape needed a lot of attention as there were weeds growing everywhere and the grass was very tall.||||TIP: Find somewhere else to stay.

We have a 39 foot motorhome. The pull through sites are great. The dog park is gated, but the ground is dead grass. The park is quiet. There are many full time residents on one side of the park. To go into the RV Park drive into the Pear Tree Hotel drive way. You check in at the hotel. There is coffee and tea at the check in desk.

Loud noise all night from highway and truck stop right next door, really all night long. Dog park is gravel and feces everywhere. Grass too high. Way overpriced at $50/night. This is not a resort. Sites are paved and level. That was the ONLY positive. Will not stay again. There are other parks in the area that would be a better choice.

We stayed at the RV park for two nights with our fifth wheel while our truck was getting repaired (we actually had to have the RV towed to the campground). The campground is located behind the hotel; check-in is done at the desk on the left side of the hotel.

The campground has one row of pull-through sites and two small sections of back-in sites. We were in pull-through site 11, which was easily long enough to fit our 37-foot RV and the tow truck (and eventually our truck). The site pad was paved and level; the rest of the site was grass. There is a decent amount of space between sites, and each site has a section of wooden picket fence that blocks the views of your hookups from your neighbor, which was a nice touch. The sewer connection at our site was actually embedded in the concrete curb, so you end up attaching to it at a 45-degree angle. Each pull-through site had a tree to provide shade in the front right corner of the site, and a picnic table fixed to the ground by a pole (so make sure you park your rig to give any right-hand slides enough room to extend).

Most of the hotel-attached RV parks we’ve stayed at didn’t have any amenities beyond the actual sites and a dumpster or two for trash. This park has a small bathhouse with a laundry room. Next to the bathhouse is a small swimming pool and a hot tub, though at the time of our stay both were closed and filled with brackish water. There is also a small enclosed dog park, which wasn’t even marked on the campground map. We were also able to walk our dogs on-leash in the large field between the southern end of the campground and the hotel.

Given we weren’t planning on staying long, I only did one speed test with my Verizon Jetpack with MIMO antenna and got about 25bps down and 20Mbps up, and other than the occasional buffering we had no trouble steaming video during our stay. The one speed test I did with my AT&T phone showed 152Mbps down and 19 up.

We would stay here again if we needed a place to stay in this area.

The park is small with some full timers with old units. Not bad EXCEPT for the truck stop next door. Truck sounds all night. If you are a very deep sleeper, you might be ok, but ... unfortunately there is nothing the owners can do about their location. Also, the rv registration is in the hotel and that is a bit confusing.
