Stayed 3 nights here and I couldn't have made worse decision. This hotel reminded me of why I stopped staying at independent hotels. Due to the high demand during the weekend, I paid $320/night. Although this may not be their regular price, I expected much better experience than what I actually got.

1) No complimentary water
I arrived at midnight after 12+ hours of travel. The least/inexpensive thing they can do their guests is offer them water. If that's their policy, so be it, but they are very stupid to do so as this makes the 1st impression awful.

2) Ants Alert
Yes. This was very new to me. The google classifies this hotel as 4-star hotel, but I don't think they deserve 2 stars. I had to request transfer in 1 am in the morning. After that, no staff reached out to me to apologize.

3) No room service
I guess it might be a per-request facility, but I was not instructed this by the concierge. I didn't get any room cleaning done in my 3 days of stay, even after the ants invasion.

4) Concerning Privacy
The hotel is located in the downtown area, so location is good. However, they need to do better with privacy. Anyone could look through the window to see what's going on inside the room, and the curtain was short. I had the blackout blind covering the window all day.

I spent a weekend here while visiting my daughter at UGA. Here are the pluses and drawbacks as I saw them.||Pros:|1. Location - located just north of downtown. It's a short walk to bars/shops/restaurants (1/3 to 1/2 mile); a similar distance to the greenway (path along the river); and a reasonable walk to the UGA campus (1/2 mile to the edge, about 1 mile to the football stadium). |2. Nice room - clean, spacious, interesting decorations. The bathroom set up especially was nice with two sinks (one inside and one outside the bathroom itself). The one outside had the largest counter for setting out stuff that I've seen at a hotel.|3. Nice staff - I had limited interactions, but everyone was friendly. ||Drawbacks:|1. Parking - cost was $12 extra/night. I would have rather just had this cost folded into the overall cost of the room. |2. Cost/Room Rate - The hotel cost to me was in line with what other similarly located hotels were charging (based on level of quality/amenities). Just realize that there are no bargains in Athens hotels downtown/near UGA.|3. Exterior Look - It looks a bit like an old two-story apartment complex got converted to a motel. Everything appeared well kept, just not very interesting from a architectural perspective. Note that the website features the more interesting red brick building that houses the lobby and restaurant. ||Final thought - I would stay here again.

As other reviewers have said, this is definitely a motel, not a hotel. The front desk people were friendly and accommodating.
It is definitely older, but our room was clean and I had only one problem with it, the curtains don’t close which is a problem being that our room was right next to the street and if you plan on sleeping in bring a sleep mask.
Charging for parking is ridiculous since this is just a motel parking lot. It would be understandable if it were a parking deck or even a gated lot, which it isn’t.

This is a motel- but lobby and rooms decorated for a funky/quirky vibe. Well located and walkable to downtown. Some noise from the breezeway, no barrista our Sat am (but they offered free mediocre drip coffee ) The Foundry with very limited bar food menu (well executed tho) the”fitness center” is a single Peloton, 2 ellpticals and a treadmill. One rack of smaller dumbbells. Breezeways and stairs are worn/tired. Location is excellent.

I've read other negative reviews, and it appears that the management has not really taken action to make any positive changes that could improve those experiences, mine was much the same.

Our floors were swept, but dirty. You cannot black out the windows. Parking is $12 and is sprung on you helplessly at check-in. There is no microwave in your room, no free breakfast, no fan in the bathroom, even! There were three people on my reservation, and we were left one paper cup, and one coffee cup.

What I don't understand is how this is listed as a 4-star hotel. Almost everything I just listed would automatically be included at any 4-star hotel.

***3/20/25....adding this after my visit late January, 2025...now less than two months after my open, direct, response to THEIR inquiries via text for my feedback...

my friend that stayed with me that night has received e-mail offers for free parking, concessions, and a discounted room.

Let it be noted, however, that I NEVER have been extended these same offers (or...God forbid, refunds!), so I can only assume this is somehow tied to her car tag we were (again) forced to register upon check-in...these guys really have some nerve!!! They'll just mess with your privacy that deeply, as well!!! AVOID AT ALL COSTS OR PAY THEIR COSTS!!!***

The location is fabulous, yes, and the staff are friendly. The beds are very comfortable the place is set up so that you feel very safe, nonetheless, I do feel as if I was misled by their "4-star hotel" rating, as well as their overall rating on Google. It feels as if someone's gotta be stuffing the ballot box.

Our stay here was okay. Although the employees at the front desk were polite, the cleanliness in our room left more to be desired. The floors appeared to be swept or vacuumed, but we doubt they've done an actual deep cleaning of the floors. A dark residue showed on the bottom of our socks and shoes. We also unfortunately left our room with a few flea bites on our ankles. For a hotel that advertises itself as being a 4 star hotel, we definitely expect higher quality. The decor, especially at the coffee shop, was cute and quirky. The hotel seems to have potential for being better.

This hotel is a health hazard. The rooms and hallways smell strongly of mold and mildew. People in my party contracted coughs during their stay that quickly disappeared upon leaving the hotel room. Rooms are dirty upon arrival. The air conditioning was also unreliable. This is more akin to a motel in its structure and the graduate/alumni decor in each room is frankly off-putting and creepy. The decor in the lobby and in the coffee shop, as well as location overall are great. This is my second time staying here, and unfortunately it is likely my last as the cleanliness and health concerns have not been addressed over the last few years. The Hotel Abacus is not worth the high price.

Overcharged with no return response on inquiry to correct billing was how this visit ended. It didn't help the situation considering there was mold in the bathroom and outdated heating and cooling. It was disappointing. If you're un a pinch- this motel is an option bc it is in a good location. Just bring your own sheets and shower shoes. Also, check your bill before you leave. You will not get the assistance needed via other communications. I am hoping i had a bad room as someone else that i work with stayed there and didn't have the same issue w mold...however, she did complain about the heating and cooling unit. Pictures don't match experience...maybe that's why I was disappointed.
