Just know that this isn't a hotel resort. It's a residential community of tiny homes on foundations. Very well laid out, very attractive community and several member giving 5 star reviews to this lifestyle alternative. It is not age restricted, but no children in the community due to 1 bedroom units, very few 2 bedroom units. Units are around 150k, land owned by a company that manages the grounds.

We love our home at Hope Valley. Most of the residents are nice people and it's a beautiful place to live. Only negative is that, under new ownership, the rent has doubled for new residents, making it difficult to sell your home if you decide to move. Otherwise, it is a nice, peaceful place to live.

My husband and I have lived at Hope Valley Resort for almost 3 years....WE LOVE IT! We have enjoyed being able to get rid of so much “stuff” and downsize, to live simply! The community is amazing and everyone is friendly and willing to help when needed. There is so much to do, trails to hike, fish at the pond, enjoy the hot tub and (seasonal) pool, pickle ball, basketball, tennis, picnics at the pond, work out gym, book club, bible studies, game day, and clubhouse that is available to all residents. There is also a laundry room if you don’t have a washer/dryer in your home! We have had concerts and parties at the clubhouse for residents and outside guests. The families that own/run the park are amazing. They have done so much to improve everything here, and take pride in the park, starting with the Beautiful waterfall as you enter through the beautiful gate. It definitely shows when you drive/walk through. If there is an issue they want to get it taken care of right away. We really feel blessed to be living here, and able to enjoy the family like community.

I lived in Hope Valley Resort for 2 years. Many unfuflled promises. Get everything in writing. I would not purchase a home there again. It started out as a family owned and managed park. Someone in the family turned out to be dishonest and the park was sold to a corporation. Everything changed for the worse. Sad and disappointing experience.

Health and safety concerns. Rodgers Creek (runs throughout Sunnyside to Turner OR and a good fly fishing spot) currently being tested because of previous owners/management illegally dumping hazardous material in community. It's currently owned by a company based out of the East Coast, if that makes you feel any better, because the previous owners filed bankruptcy. Also, trees aren't properly maintained and have a risk of falling on tiny homes and roadways. Even better, the owners and management team put the responsibility on the residents if damages occur. Which is a reoccurring theme throughout. Negligence of land management ends up impacting residents because owners and management team won't manage their land they own. I worry about this community being up to planning and building standards. There are flood concerns for the tiny homes that reside along side the creek, because the grading and surveying on such lands prior to placing tiny homes was either neglected or poorly done. They just put in some new walking paths alongside the creek in an area, where they also plan on building a bridge. It's currently flooded in that area. The residents struggle with fruit flies and mice infestation, along with drainage issues and are told it's not their problem. I wonder what the residents are paying for if the services sold to them prior to purchase are not being provided, as promised. The last ice storm that hit this area, caused a lot of residents' roofs damage and the owner of the community told them to file insurance claims because it's not their responsibility. If you walk through this community you'll see how bad of shape the trees are in, with branches hanging onto dear life. Don't be sold on the Google images alone, talk to the residents before you decide to purchase. If the lands are neglected and not maintained like they should, it threatens the integrity of your new home; you'll be dishing out more money from your wallet than you had anticipated. It's beautiful land, but like with any land, if not maintained, threatens the very health and safety of its resident(s).

Everything was really nice until I mentioned my dogs ,their size and breeds. The management has a weight limit on dogs and they discriminate based on breeds. Dogs must be under 60lbs. They don't care whether they are good animals or not. As soon as I mentioned my Pitty, the tour guide was like "Nope" and pretty much told me that I'd need to get rid of her. TOUR OVER !! Not everyone likes little ankle biters that do nothing but yelp constantly and bark. I prefer to not be micro-managed either, while paying for a service. It's a Tiny home/ moble home community, not a Consentration Camp!

I was the second person to buy a tiny home at Hope Valley Resort, I have lived here for over 3 years, in that time I have seen lots of changes throughout the park each one has been an improvement. There are a lot of wonderful people living here, which means we have a great community. There are lots of plans for the future that are being developed by the owners that everyone here is looking forward to and can’t wait to be a part of. This is a park that you can be very proud to say you live here. I am very happy I decided to buy my tiny home and love living in this expanding community.
