The setting is scenic and quiet, with a big porch overlooking a horse pasture. Our room was charming, cozy, and the bed was very comfortable. Anne attentively served us the most delicious quiche in a lovely table setting. She and her husband made us feel welcome.

I'm sure this is lovely as a short stay but I cannot recommend it as a venue. We hosted a ~60 person wedding and booked a two night stay this summer and although the grounds and rooms were gorgeous, the owners ruined the experience. As other reviewers have noted, Ann is not welcoming and invades your personal space. She will not leave the home during your stay, or wedding. She made my guests feel very unwelcome by making snarky comments and hovering over everyone as we got ready and even as I was about to walk down the aisle. She's literally in the background of our wedding processional photos and multiple guests came up to us with bad experiences.

Another fun surprise - the night before our wedding, she told us that someone is living in the basement and will be coming and going throughout the day.

Despite six months of preparation, advance payment, and communication on my end, Ann did not seem to want us there at all. She's very particular about the layout and use of the home's amenities and made us wrap up our wedding at 10pm. It's a shame because the home and yard are beautiful, but I definitely would not recommend that anyone host an event here.

As all the other new reviews are saying the owners are very unwelcoming and honestly disrespectful. My best friend rented the bed and breakfast for her wedding and what was supposed to be a care free and relaxing time I personally felt as if we were being watched and judged at every second. The constant inappropriate comments to us the wedding party and to the wedding guests was completely uncalled for and super unprofessional. The house and land itself was beautiful but it definitely doesn’t make up for the owners behavior.

The owner Ann and her husband Dave where very unwelcoming. There is no service or anything special. If you have food allergies Do Not go here. I could have ended up in the hospital because Ann did not listen and put pistachio bread on the table next to the person who had the nut allergy. Thank goodness she did not touch or eat it. Also coming in you feel very unwelcome. Would Never recommend this place for the cost. My friend was getting married down the road and thought this would be nicer that a Hilton. Now I wish we would have gone to a chain place instead of there. Ann was a Bully and cooked horrible food but also invades personal space. The building is beautiful but the experience with the owners is not.

Had my fingers crossed when I dialed the front desk, as rooms at Felicity Farms go quickly. But it was a weekday and they had some availability, so I considered myself lucky. I find everything about the place warm and soothing, from the grounds to the interiors. My interactions with the owners have always been positive. My room was well-appointed and very cozy. Spacious bathroom with a tub was a real joy after the drive I had recently completed. It was crisp that evening and a stroll around the property is something I would recommend. All in all a wonderful time at a wonderful place.

We made a last-minute booking for a one-night stay. Anne responded very quickly to the email request through their website. She and her husband were incredibly welcoming and accommodating. We stayed in Elizabeth's Room, which was immaculate, beautiful, and very comfortable. I hope our travels bring us near Beaver again so we can enjoy a longer stay at Felicity Farms.

Lovely location but unfortunately the niceties end there. The owners of the venue continuously bothered guests and the wedding party throughout the entirety of the event, making many people feel unwelcome as if the guests were doing something wrong. Can’t speak on the B&B aspect but if you’re looking to host an event here, I’d look elsewhere.

We came in for a wedding that was at a venue close by. We stayed in a suite and it was very comfortable and decorated in the period. The porch has seating so you can relax and enjoy the view. The grounds are stunning with both formal and cottage gardens. Breakfast time is flexible and the food amazing. Ann and Dave could not have been more welcoming. We would definitely stay here again!
