I really enjoyed my stay here. Very nice home cooked breakfast. Unfortunately my schedule was to o busy and I was only able to have it once.||Fiona, the hostess, is a wonderful woman. My first night, my flight was delayed and I was going to be at the place at 1:00 am. She gave me the full directions to the room with photos, and made sure I had everything I needed, including a full glass of water, in case I cannot find it when I arrive. ||The bathroom is shared, but it was so close to my room and had no conflict with any of the guests. It was not a problem at all. ||Very clean and beautiful home. Fiona makes you feel at home. I highly recommend the place.

Very quaint little B&B. Simplistic, clean, and quite. Nice breakfast served every morning from 8 to 9:30, and Mimosas on Sunday. All the guests we met while we were there were very pleasant.

Please note there's only about 5 or 6 rooms on this property and the host will not allow loud, late-night partying. Both nights were very quiet and we slept without any problem. (All guests were in bed by 11pm.)

The only reason I did not give 5 stars is the room I reserved (Mid-size) was given away to another guest by mistake. I was offered to have that couple move out or a set amount refund...I choose the refund.

It's important for those looking to know this is not a five-star hotel, it's a simple, clean, and neat B&B with all the basic amenities and a couple extra here and there depending on the time of year. (You really must take some carrots out of the mini fridge in the dining room and go feed the llamas.)

Easy access to 89A; close to Jerome and Sedona. About two or two and a half hours away from the Grand Canyon.

Sebastian was a good host and typically keeps away from the guests, but is only a house and/or phone call away.

Owner pays close attention to details. Room was clean and spacious, breakfast each day was was delicious and and s nice surprise to have more than just toast and cereal. |Good location to National Parks & Sedona. Don’t pass up this gem, well kept property with very helpful, wonderful owners.||Will definitely be back.

It was my first time staying at a place like this and it was not bad. The parking was pretty limited, but the property was otherwise nice and even has 2 enclosures where they keep goats and llamas that you can feed carrots. The surrounding area seemed a bit sketchy on the way in. Sebastian was friendly and helpful and the bed was comfortable. Be sure to clarify when breakfast will be served the following morning. We were told it would be from 8 to 10 but one couple came after we were finishing up a little after 9 and were denied the meal at first. Eventually they explained that they had been told the same and the staff compromised with a more limited offering of English muffins/toast. All of the food was local/organic. Again, overall not bad.

We reserved two nights at this B n B but life intervened. We received a call a few hours before check-in that there was a fire next door and no electricity or water available. So we made plans in Cottonwood at a nice hotel and were able to check in for the second night at Desert Rose.||Fiona was delightful. Our room was neat, clean and comfortable. Breakfast was satisfactory, understanding the circumstances.

Wonderful stay! Betty was one of the most accommodating hostesses I got to work with. She made me the best broccoli and cheese omelettes using organic eggs. The room was clean and very comfortable. Highly recommend.

The internet pictures do not match reality. Room was small with a rug on top of a concrete floor. No room to place personal items. No room controls for temp. The greeter, Fiona was not friendly and move our personal items without letting us know. Shared bathroom very small Not much privacy. Coffee was ready until about 8am and it was weak and not much flavor. Ran out of coffee during breakfast. Speaking of breakfast, I had better continental breakfasts at motels. Very disappointed. I was generous with two stars.

Striving to make this a fair review -

We connected with owner and rented a room for a planned 3 month stay.

The location is WONDERFUL - Cottonwood is a GREAT place to stay to take in the close by forests! Sedona is only 20 minutes away!

Current owner tends to do the minimum. Meaning, if you make a deal with 'limited' access to something, he will make SURE you're not using it.

Current owner also seems to do the bare minimum in keeping up the 'non-customer' facing parts of his property. There are animals in a pen that are not cared for as thoroughly as many would believe they should be. There are spots around the property that can use some efforts in cleaning, or maintaining them.

Examples are abundant.

If you are staying for a couple days to access the local area, it can definitely work out wonderfully. If you're planning a longer stay, and you expect a certain level of upkeep of the common spaces, you may want to look elsewhere.

We made a deposit for the 3 month stay, and forfeited that deposit to leave after only 1 month. That means we sacrificed a significant amount of money (to us) to move on from this experience.

There were several other 'outstanding' and unusual experiences including:
Owner doesn't have boundaries around his attire as he occupies some of the common spaces. (in other words, he may open a door and be topless, or wearing very revealing shorts)

Owner appears to be recording, both video and audio, of at least all common spaces.

Owner had a disagreement with another resident that resulted in sheriff's deputy accompanying her while she moved out.

Owner was VERY accommodating to us during our stay, but... the other residents, who seemed like wonderful people, seemed to consistently have 'issues' between them and the owner.

Finally - the housekeeping - WONDERFUL!

The wonderful lady (Betty) that takes care of the property, those spaces that residents occupy, is amazing. She busts her tail, and keeps everything so clean and spotless it shocks you that the other areas are in such apparent disrepair. The common spaces ARE clean, and apparently maintained well enough.

Our room was found clean, spacious, large enough for 2, with a stand up shower and a full on jacuzzi tub with AMAZING jets!

Unfortunately, within a couple uses, the pump failed. For the rest of the stay we could only look on in desire at that tub.

Again - if you're 'in and out' of this space in a few days - it will definitely work wonderful for a couple nights.

The owner did try to make our stay as wonderful as he could, and did respond to all our requests - but we were VERY mindful of our requests, and we were probably overpaying (especially with the deposit we sacrificed) for the space.

This place probably was WONDERFUL a few years (10 or so) ago. And frankly, the awards that are displayed in common areas just don't make sense based on the current state of the place.

We left early, sacrificed a significant deposit, and will not be staying with this owner again in the future.
