Without a doubt the worst apartment complex in Tallahassee. Moved into a dirty apartment in August with no bathroom sink cabinets. The building was so disgusting every single day that it likely violated health code. Bugs and pests everywhere, beer cans piled 6 inches high onto the awning, maintenance team is the most incompetent group ever. Put in multiple maintenance requests that were marked complete - maintenance never came to fix the issue they just lied and checked it off from their computer. Rooms are small and will get mold for what you pay and just in the one year I lived there, there was a shooting and a death in the complex. To top it off the office will charge you hundreds to move out to fix minor paint touch ups after they lied about fixing them in the maintenance portal and no one will reason with you over the absolute nightmare of this trash complex. Save your money, your time and your energy. Do not move in here. By any circumstance.

The cans were there all year. It was a recurring issue and I can’t remember a single day that awning wasn’t full of crushed beer cans. And the shooting and death in the complex were unrelated but both happened which really makes it even worse. And that’s a lie, your team is not accessible via email as I’ve emailed and received no response on my dispute. So again, worst complex in Tallahassee. DO NOT LIVE HERE.

AVOID THE FORUM AT ALL COST

My son and nephew moved into The Forum around February 13. They called constantly to complain about the apartment, but at first, I thought they were just “sheltered teens” not used to roughing it. I told them to file work orders for repairs and bugs. After two weeks of this, my wife and I drove to Tallahassee to see for ourselves—and what I found floored me. There is no way this apartment was prepped, cleaned, or ready for anyone to live in. I took over 40 pictures but only added a few here to give an idea of what my son and nephew had to deal with.

(First Impressions)
Getting out of the car, the walk to the apartment was like stepping through a minefield of dog poop—even on the sidewalk. The stairs looked like they hadn’t been cleaned in 50 years and smelled of urine. The exterior walls and doors were filthy, with food stains splattered across them.

(Inside the Apartment)
*The entire place felt damp.
*Refrigerator and kitchen lights were broken.
*Air was musty despite air purifiers running nonstop.
*The HVAC system had what looked like mold, filth, and standing water.
*Ceiling/wall vents were disgusting.
*Air conditioner broke often (This is FLORIDA)
*My nephew’s bedroom door looked like it had been kicked in and “fixed” with a bracket instead of being replaced.

(Management & Response)
When I went to the leasing office, only students were working and couldn’t help. After several attempts, I finally spoke with someone but never with the property manager, Whitney Mack, that day. We bought cleaning supplies ourselves just to make the place livable and submitted multiple work orders.

Later, Whitney called my wife and admitted the apartment should never have been rented in that condition. She said the boys would need to move out for 24 hours for mold treatment and promised them each a $200 gift card for their inconvenience. At the time, I thought she was trying to do the right thing.

(Broken Promises)
Weeks went by with excuses. When the boys finally received the cards, they only had $150 each. Whitney then denied ever saying $200. Thankfully, my dashcam had recorded the conversation where she clearly promised $200. It’s not even about the money—it’s about keeping your word. If she’ll lie about something as small as gift cards, what else will she lie about? We didn't need the money or request it. All we wanted was the wrong to be made right, which was make the apartment livable.

Final Thoughts
From my experience in the military and renting around the world, this is by far the worst property I’ve ever seen. In my opinion, Whitney Mack is not only a poor property manager but also dishonest and unconcerned about tenants’ well-being. To be a property manager anywhere, it's a must that your moral compass is not broken, have compassion for others and practice service before self.

If she is still the property manager, I strongly urge you to keep your loved ones away from The Forum. The owners also need to take responsibility and do better. The pictures and conditions speak for themselves. It’s not about the money—it’s about integrity. If management will lie about something so small, imagine how they’ll handle bigger issues. This is by far the worst property I’ve ever dealt with.

This is not to say every tenant will have the same experience—some may even love The Forum—but in my opinion, if one tenant has issues like this, that’s one too many and it should be addressed immediately and not with, "we will get to you when we can".

Lastly, after everything we went through with this place, I made sure to clean that apartment from top to bottom. When I was done, it honestly looked ten times better than the day my son and nephew moved in. A few weeks later, what shows up? A bill for them “having to clean” the apartment. The nerve. You can’t make this stuff up.

If you decide to roll the dice and live here, consider yourself warned. Safer/Cleaner options are available—stay on campus or look elsewhere.

When living at the forum, I was very pleased with how the apartment was maintained and kept; nothing was broken or dirty. I really appreciated how quickly the maintenance staff responded whenever my roommates or I encountered issues. They were friendly people who knew what they were doing. Not to mention, the customer service at the front desk was great and always made me feel welcome and willing to support me with whatever I needed.

Rooms are too small for the price. You have to bug management to do anything. I had no pest, some people had roaches and others did not. Trash valet is disgusting. They don’t pick up the trash each night causing flies and gnats. My refrigerator broke, they brought an old dirty refrigerator from another unit after telling me the ordered a new one. Wev works in the front office and was always very rude. You will hear your upstairs neighbor. Hallways gets really dirty. Only nice thing about here is the pool. The gym’s equipment barely works. Furniture is old.

I really appreciated the support from the staff at Forum when it came to moving my daughter into this building. This is her first time in student housing, and we both had a lot of questions, but we felt super supported by the staff. Kendra was especially helpful with the process and she was very communicative. As far as keeping me updated on everything I would recommend this place to everyone!

I would not recommend this property to anyone. From the very first day of move-in (fall 2024) the experience has been full of problems that management refuses to handle professionally.

Move-In Issues & Furniture: On day one, I noticed problems throughout the unit. Furniture was worn down and outdated — management excuses this by saying it’s been here for 14+ years, which is unacceptable. My TV didn’t come with a proper remote. After weeks of asking, they gave me a universal remote that didn’t work with a Fire TV. When I confirmed with staff that they ordered the correct Amazon remote, the property manager later acted like she had no recollection of the situation — even though she was part of the original conversation. After nearly two months without a working TV, she finally ordered the right remote.

Maintenance: Maintenance is unreliable and careless. Work orders are often closed without being addressed. When they do come, they leave apartments dirty — unclogging my shower but leaving the debris in my toilet, for example. Cabinet doors were “fixed” by flipping them and drilling new holes instead of properly replacing them. I still had cabinet issues months later.

Trash & Valet Service: The valet trash service is a disaster. Trash is sometimes only partially picked up, or skipped altogether even when left out correctly. This leads to piles of trash outside, attracting roaches, raccoons, and bugs into units. Instead of fixing the service, management uses it against residents when bigs are found in the unit. It makes the entire community look tacky and unkept.

Safety Concerns: The front gate was left wide open nearly every day for over half the semester, even after a shooting inside the community . When it finally closed, it still didn’t stop people from tailgating in. The back gate was broken or inaccessible more often than not. This is not a secure community.

Roommate & Communication Issues: Management does not communicate important information. I didn’t have a roommate for the first three weeks, then one day someone suddenly moved in with no warning. Having a stranger walk into my apartment unannounced was unacceptable.

Amenities: Advertised amenities are misleading. Elevators to access them haven’t worked since move-in to access after hours. Study rooms are dirty and understocked. Gym equipment upstairs is broken, while the downstairs gym is messy and outdated. Bathrooms are also poorly maintained.

Overall: The rent here is expensive, but what you get in return is roaches, trash, broken security, careless maintenance, poor communication, and a property manager who lies to residents. This place desperately needs new management and staff who actually care. Until then, avoid this property at all costs.

You should not waste your time moving here. We moved into a dirty apartment last Augustand then my roommate and I were charged $500 for “cleaning” things in the apartment that are part of basic wear and tear when we moved out, things they will likely not clean before other people move into our apartment (we’re talking lint on top of the dryer). The management team has been nothing but disrespectful and awful when attempting to dispute the charges. There are plenty of apartment complexes with respectful and professional management teams, and this is not one of them. Sign somewhere else — the location is NOT worth the hassle.

i lived here the last two years and it was great. Shayna and the front office team were also so helpful and made the renewing process so easy. they helped with any concerns and maintenance was also prompt when there was an issue.
