The only good thing about this place is how close it is to the lake. I signed a one year lease and had to move out 3 months into the lease due to mold, poor ventilation, and sewage backup. Dylan Osmon did not return our security deposit. We ultimately had to take him to small claims court. He was not a good landlord. I lived in raw sewage over a weekend on two different occasions. The ventilation was so bad that mold was growing on my personal belongings because the humidity was so high. I was told that I was only allowed to run one appliance at a time in the kitchen because it would trip the breaker. This place is not equipped to handle long term stays. Just because you slap new paint, floors, and cabinets doesn’t make it live able.

If I could tell people to stay away from one place, this would be the place horrible Landlord, doesn’t fix anything, lots of health and code violations. I’m sure. The owner focuses on the B&B end of it. He does not take care of his long-term tenants.

Could not be happier with my stay at the Carlton. The owners are a small family and they were so hospitable and kind. They even left a little note in the suite about who they are and left their numbers for emergencies. It was super cute. My suite was so clean, no musty smell (I'm weird about smells lol) and they even had a mini fridge! The room was cool, air unit making it so nice compared to the 103 degrees outside 🥵 They are right beside the lake, and the have easy access parking for if you're bringing a truck / boat/ trailer. I'd give this place extra stars if I could. Bed was so comfortable, tile shower, could not ask for more. If you're considering a Vaca to mtn home check them out they have units of all sizes!

This was a great little spot. Buddy and I were passing through Arkansas and decided to call this place home for the night. Very clean and quiet. A real family owned business. We had the whole place to our selves. Headed up the road to Fred Fish house then grabbed a few beers and went down to the lake which is walking distance from the hotel. Great way to end the night in Arkansas.

This is a lovely, clean resort. The cottages are nicely decorated and cheerful. It's close to the lake and has a nice pool. The owners are friendly and helpful. They are so nice. I needed a crock pot and they took one from their kitchen for me to use.

Someone left a negative report about the owners. I've met with them a number of times and they have ALWAYS been very nice!

This is a older place but well maintained. Cabins have a full size refrigerator, stove, 12 cup coffee maker, microwave. Very clean inside everything. You can see Lake Norfork from the balconies. Very friendly owners, and right now they are in the process of upgrading some of their cabins. A very relaxing area and beautiful. This is not a hotel. I definitely recommend staying here.

This place is an older, but very well kept set of cabins and rooms. The room was dated, but absolutely spotless, and the bathroom was up to date. There was a nice, clean pool right outside our cabin, and we were only a couple of minutes from the Cranfield Marina at the lake. I would definitely recommend this place!
