We really enjoyed our stay at Bend Riverside Rentals. The apartment was very spacious, featuring two bathrooms and a separate bedroom – perfect for a small family or group. From our third-floor balcony, we had a lovely view of the river, which made for a peaceful and relaxing atmosphere. It’s also conveniently located: you can easily walk downtown and find a variety of great restaurants. Parking was available right in front of the building.
There is no elevator, but that was clearly stated in the description, so no surprise there. The apartment is well-equipped – the kitchen had everything we needed, including pots, pans, dishes, and even some coffee to get us started. We were also pleasantly surprised to find board games in the closet!

Of course, there are a few downsides. The unit shows signs of wear and tear, especially in the bathrooms, and some corners (including the balcony) could definitely use a deeper clean. Also, the heating and AC units are quite loud, both inside and out.

That said, these issues didn’t take away from the overall positive experience. If you’re someone who expects perfection and spotless luxury, this might not be the place for you – but then again, you’d be looking at triple the price elsewhere. For us, the value for money was absolutely spot-on, and we would stay here again.

Whoever is the photographer for here is good. And they get really good reviews.
But it is and I will say it once in the course of my review. VERY misleading…
Or maybe they just took pictures of the very best rooms THAT THEY ACTUALLY OWN.
We assumed when we booked through booking.com we thought “oh how cool” nah. It isn’t. A nice room. A nice stove. And fridge.
We got room 301 crappy stove top. And a crappy chest high shower nozzle that barely has any flow. And a crappy fridge.

Room looked nothing like the rooms advertised on booking.coms webpage.

That is blatant false advertising.
Unless you had a little * by some of the pictures. And that is what they should do. They should say hey. “Some of these rooms are different. Owned or whatever by independent owners. We just manage the rental.”

301. My room. Old. Weird smell. Bed sucks. Bathroom sink is clogged.

Location is good, it’s on the ground level but it’s also very loud with the people getting into the cars. So the lots are not numbered So we left and came back. And someone else had parked in our spot.
We had to walk like 1/2 way across the entire complex to get back to our room.
Communication….
They sent us probably 10 emails. Over and over about stupid stuff. And one was like 10 pages of bs about policies and staying there.
So annoying.
If you read the bad reviews first you’ll notice anyone who’s left a bad or somewhat negative review gets the same canned cut and paste answer.
“ duhhhhh, Hi there, unfortunately it does not seem you have stayed in one of the units we manage. We have an office on site but we do not manage every unit on property. Nonetheless, we try our best to keep up with the owners of the units for any needed maintenance, upkeep, or upgrades. We have plenty of units that were remodeled head to toe and some that are just like how it was in the 80's when the place was built. We have a little of everything for everyone as we like to say.” I’m sorry but that’s a lame ass answer.

Upon initial investigation into staying here.
Booking.com showed a bunch of the same pictures over and over. We assumed the rooms were all the same.
I’m know now that there are a bunch of these that are independently owned.
If you look on vrbo or air bnb. Same spot. Same building. Different layouts. Multiple rooms.
We got stuck. And I mean stuck in room. I feel as if there is a whole lot of bait and switch there.
Blatant and knowingly falsifying the advertisement on their behalf. And if you say anything negative it is the same
“ oh we don’t own every single unit blah blah”.
Well you know what. What about running single site listings for the rooms that you have that are different.
Pretty disappointed.
Room 301. Bottom floor. Loud as hell. Almost as loud as the bathroom fan. Loud.
Our neighbor was up at 4 am. Above us. Same. About 430ish. I hate this room. Don’t ever. EVER get room 301.

Loved this place. Hot water. Great tasting tap water. Beautiful sunny afternoon river views. Comfortable seating and bed. Quiet. Not far from anything yet distant enough to be free from most of the bustle of downtown.

Beautiful area. Right near pioneer park. Could use a little tlc for minor things.

Rooms are eh and location is great, management/front desk is terrible. I thought I’d run into the original front desk manager for bend riverside and found the company has changed hands and they fired her. I came back for that reason for the warmth, home town feel and was disappointed. Never again.

I booked this rental for my friend and myself because the pictures online looked nice. We arrived at the rental which looked nothing like the pictures online. There were stains on the bed frame, spills of something on the walls and counters, pet hair on the furniture and the place smelled foul. We left to speak with the manager who would only offer their cleaning people to clean it again. Management refused to give us a refund. Horrible experience!

My wife and I stayed in a well apportioned ground floor unit for two days. The location was great. Unfortunately the dishwasher, the heating and cooling systems and the bathtubs/showers all did not work. We reached out to management who said they’d be over right away to work on the showers. Unfortunately no one showed up and it was now check out time. After we left we were informed via email that maintenance came by after our check out time and the showers were working fine we just did not know how to use them. They said you have to pull out the faucet first. Please. No water was coming out whatsoever no matter what you did. We do not appreciate being gaslit. We are easy to please people and were not upset just disappointed. We hoped maybe we would be apologized to and perhaps given another free night to use in the future or at least another unit to shower in. Instead we were disrespected. I’m sure many of their other units are in fine working condition but buyer beware if you ever have to deal with their customer service team. Impolite. Late in getting you your check in code. And willing to gaslight you instead of support you. Not how it’s done.

I have traveled and been in the hospitality industry for years and have never dealt with the most inhospitable company ever.

First, this is NOT a 5-star hotel like it says. Encore in Boston is 5-star and was incredible. I only paid $300 a night and was treated like a queen. This place is possibly a 2-star, right above Motel 6. But even Motel 6 has cleaner floors. Yet for 2 nights I paid $576 total.

Second, the towels were dirty, the floors were disgusting (I never took off my shoes), the door knob to the outside door was almost falling off ( I did complain and they fixed it halfway through the next day) and there was a huge stain on my comforter (I didn't even use it). For as much money as they charge, they can take out the nasty carpets and put in vinyl and use area rugs. They had a coffee maker that didn't work with sugar but no coffee except 3 K-cups that you can't use?

Third, the location is probably the best part but honestly, it was so loud! I had to turn up the TV to max to drown out the roaring rapids. It was pretty to look at though.

The worst thing about this business is the fact they don't have a clue how to run a hospitality business. I originally reserved a month ahead for my daughter's 30th birthday and a week before, we had a personal situation and we had to cancel. So I thought. On my part, I didn't read the refund policy but this was an unforeseen manner. When I went to cancel on Airbnb on the Sunday before, because of the inflexible policy, they would only give back $298. I was shocked and didn't understand why anyone would take money that they didn't work for so I requested a full refund. The host responded the next day with a choice, make an insurance claim or rebook immediately. Looking back maybe I should have thought longer on this decision but I was going through a lot and wasn't in the state of mind to know when to rebook. They denied my request. I tried with Airbnb and they had the nerve to say it was a personal problem. Duh! Airbnb left it up to the host who already denied my request. So I was going to take the loss of $222 and went to cancel again but then I was given a total of $135 I would get refunded because I waited the extra day to get the host to refund the whole thing. I cried. My life was already in distress and now this. Taking my hard earned money for their greedy gain. So I didn't cancel. I couldn't. It was too much money to just give them for free. I went alone because unfortunately my daughter was unable to go. The whole trip was ruined by greedy people.

In hindsight, if we were able to have a moment to fix our situation, I would have rescheduled the trip and out of loyalty for a business that showed customer care, I would have told everyone about them and made all our trips to Bend with them. Since that was not the case and they obviously need to take people's money they didn't deserve to have, I'm here writing this but also I am a hairdresser that talks to hundreds of people a week. I have a business and I am a buyer for that business which brings me to different places like Bend to source products, I will never give your company another dime. Since my daughter was once a professional model and is now in the service industry, she will never recommend your business to her thousands of followers. Since I am an extrovert and a natural networker, I have already told many people about how awful your company is. Since I am a huge advocate for the LGBTQ+ community, they will know about your company. And once I figure out how to work Tiktok, I have plenty of videos to show off your sad rooms that you charge over $150 a night on Airbnb with a $85 cleaning fee and a $56 animal fee but on Google you advertise $69 a night and of course your made up 5-star rating. Talk about false advertisements.

Troy has 62 rooms on Airbnb and none of them are rated highly. So I'm not the first person to think this company is a scam! You're better off down the street at Dune Motel.
