I had an extremely disappointing and concerning experience at this RV resort. Upon arrival on Saturday evening, the office was closed, and no one was available to assist us. The site we reserved was not marked or available, and we had to rely on a fellow camper to help us find a vacant spot—which had booze bottles scattered around.

To make matters worse, the individual advised us to stay inside the campground, citing safety concerns due to the presence of homeless individuals and drug dealers outside. He mentioned they avoided entering the campground because “people here carry weapons,” which was alarming for a family with young children.

The entire campground felt eerie, with no activity from other guests, and we even witnessed two individuals jump inside and quickly leave, adding to the unease. The washrooms were locked, and with the office closed, we had no access codes or staff to assist us.

We felt unsafe and without basic amenities, forcing us to leave and book a hotel at additional cost. This was a complete waste of money and an unpleasant experience. I cannot recommend this campground to anyone, especially families. Safety, cleanliness, and basic hospitality were nonexistent.

I request a full refund for this unacceptable experience.

I had an extremely disappointing and unsettling experience at this campground. Safety is a major concern here, as we encountered suspicious individuals involved in apparent drug activities near the site. This made us feel unsafe from the moment we arrived.

To make matters worse, there was no office or staff available to assist us. The office was closed, and no one answered our calls, despite multiple attempts. The washrooms were locked, and no access code was provided, leaving us without basic amenities.

Feeling unsafe and unable to access the facilities we paid for, we had no choice but to leave immediately and book a hotel instead. We later attempted to contact the campground for a refund but were completely ignored—no answers to calls or any response to our concerns.

This experience was beyond frustrating and unsafe. I would strongly advise others to avoid this campground at all costs. It’s not worth the risk or the hassle.

This RV park has been great experience with the help of Jazmine the front office assistant. The park offers public bathrooms- mini laundry mat- and a pool! The life of this RV park is not like others because they have enjoyable grassy areas and fruit trees all around the park for the visitors rather than a boring dirt and rock lot! We love living here and recommend to those searching!

I really cannot recommend your park. The most immediate issue that needs urgent attention is the sewer system. I understand that you have attempted to correct the issue, but it has failed. The sewage is overflowing from a clean out port. First issue is why the clean out port is not capped. The sewage is so backed up that the laundry drain backs up into the toilets. I did not enjoy sitting outside smelling the sewage.
Other annoying issues was that the office is not occupied. The main entrance is closed. Using the alternate entrance had us pointing in the wrong direction.
The one shower was closed for 7 out of our 10 day stay.
The showers/toilets are only cleaned once a week. Toilet paper and paper towels are frequently empty.
I was surprised that the homeless people did stay out of the park.
The good was that I was able to take care of some shopping as well as Amazon deliveries.

I live here currently and for the price I think it's a nice little park .the owner is really getting things together adding in doggy waste stations and trashcans.cleaning up the dead trees and mowing the lawns every Saturday. Also got brand new furniture for the pool and new umbrellas it's really coming together I would highly recommend it 🙂

This campground has so many negatives! But it also has some pretty unique qualities. For us (4 nights), there was a lot of tree shade to help keep the heat at bay (110+°), and it was a great location as we like to hit the local breweries downtown as we travel. The full-time campers all seemed to be friendly traveling contractors or families. The park was clean, the pool was private and looked nice. Our site was furthest from the gate, so we felt a little hidden from all the homeless people that hang out in the shade just outside the open entryway and on the pedestrian bridge. It sucks to see, but I never saw a single homeless person inside the property walls. If you have kids with you or if you are easily offended by homeless, probably drug addicted, this may not be for you. Otherwise, keep your things locked up and enjoy the area! The price was good but no refunds! We did not try the bathhouse.

I usually try to give business owners the benefit of the doubt. So the owners can respond here and--hopefully--promise to address the issues. When driving to the park, you'll notice that there are homeless in the area. It's not great, but if the RV park is secure, then it's fine with me. We tried to check in on a Saturday afternoon and the office was closed--that was surprising. (Keep in mind that we've been traveling FT in our RV for over a year.) The phone number went straight to a recording. Using our reservation e-mail, we attempted to park at our site and noticed that the sewer had recently erupted (see pics); I don't think anyone tried to clean it up. The electrical box was pretty ancient. At that point, we looked to see if there was a more suitable vacant site, but they all had at least one problem. For example, it looked like the sewer at one site was clogged. Maintenance and cleanliness seem to be an afterthought at this place, which is surprising since they're located in a big city. We recently stayed at an RV park in Bowie, AZ, in the middle of nowhere, and it was clean and the hook-ups worked properly--and it cost 1/3 of this place. So you're definitely paying for location at Covered Wagon RV Park, but it was so bad, that for the first time ever, we simply left and found a different spot.

UPDATE: we were refunded our money for the reservation, which I appreciate. So I’m adding a star for customer service. But someone else will have to comment in the future on whether or not they cleaned up the park and fixed the plumbing issues.

Just wow. I do my research on my sites and still felt completely blinsided by this park. There is so many homeless and drug addicts completely surrounding this property on all sides. And with that, there is no front locking gates, RV park wide open for anyone to walk in. Couldn’t even stay a full night out of fear for safety. That being said, we were stumped to find anything in the Phoenix area that was decent and ended up skipping all together. Does not seem to be an RV friendly place.
