I sold my unit over a month ago. Carol (manager) has NOT returned ANY of my calls or voicemail, emails, maintenance request regarding me still being charge lot rent & i’m owed backpay. She blocked my number & idk what i’m supposed to do. If i don't pay my credit gets ruined. When i moved in carol charged all the info into my name why isn't she doing that for the NEW owner?!? I called the support for the rent, nobody ever picks up, left voicemail. No call back. Please STOP CHARGING ME LOT RENT AND SEND ME MY BACKPAY SINCE THE NEW OWNERS MOVED IN.

Place has a nice entrance and some very nice people the manager Kari was so helpful and kind while I was looking at homes to buy, while I visited again the managers were asking two little old ladies to evacuate because the background checks were needing more time to process and they had already moved in and were so upset when I met them. They had giving the park money and now they were being harassed.
This could be a nice park if run right, the manager had quit when I was back to buy, I hope to find her at another park because she was so knowledgeable about the places, and had so much information on what to look for and answered all my questions.
Plus she was funny.
I would be very weary in getting anything from this park, be careful!

Things started well and the neighbors made it liveable. The owner and his crony lose rent checks, forget what conversations were had, gossip personal business with tenants about other tenants and simply lack basic business acumen. I can't say enough about the kind people who live there. We will miss them! (But they will probably move on to greener pastures as well.)

My boyfriend lived at this park for a long while and I was there all the time, the reviews are correct this is a clean cute park. Gene, the owner, loves the large RVs with lots of $$$$ to pay his high prices for this remote area in East Mesa, close to nothing. He treats them with kid gloves and there is a lot of butt kissing. ||||The residents of the park are treated much differently however. He is a condescending arrogant bully who does make frequent bookkeeping errors, does not provide any notices and then shows up to aggressively extort you into signing an agreement immediately or be evicted. ||||My boyfriend’s neighbor had this happen, Gene did not know they were close friends. It’s a small community and people talk, there are definitely other residents this has happened to. However, they say nothing and are afraid of Gene, because he is a bully real estate attorney.||||If you fall into hard times, he views you as a lowlife scum of the earth and will start attacking you personally, telling you this in various ways. He will treat you with poorly even after hard times are over and will continue to treat you poorly. “I don’t like tenants with troubles” has been heard by the residents from him. ||||Look at the older 1 Star reviews indicating he has done this in the past. His response is degrading. This is nothing new for him. He is a serial bully.||||Great place for a short stay. Don’t consider living here, it will not turn out well unless you have lots of money and never have any problems.

My girlfriend and I met with the owner of this paradise most recently. We were truly amazed by the sure beauty of the place. The owner obviously has put a great deal of his own passion into the community. There are trees and plants all around. The clubhouse is also very impressive with amenities for comfort and a beautiful mural (hand painted) on the wall. The motif here is like the old west. You really must see it for yourself to appreciate.
The Arizona Cowboy RV Park is a place where kindness, intelligence and beauty have all come together. There are residents who are gifted with the green thumb which adds to the magic.
Long term tenancy is welcome and the only problem I see is that when people learn about this place it just won't be big enough to accommodate everyone who will want to live there.

Great view, peaceful. Word in the park is management needs a better maintance team. Residents say its hard to get sinks, toilets, or any Maintance request fixed around there. The elderly are left squating over buckets to use the bathroom, due to not having issues addressed!!! Seems, the elderly may be suffering to obtain a reasonable and appropriate solution with the quality of service from property management in this park.

So went into this park yesterday drove through it first thing I see is the sheriff's department. Not good. So I stop and talk to him and tell him I'm looking for a place to stay while we are here from Iowa and I ask him if this is a safe place to stay... Obviously he can't answer that question so I rephrase the question I ask him what 8s going on at that time and he tells me that space 26 has had the sheriff's department there 18 times since September. Wow. The last 4 times were because the ex husband wants his belongings. Common sense is give it to him.. but you know what they say about common sense? It's not so common in see folks. The boy that lives there I personally heard him yelling at the deputy sheriff. O think I will find another place to stay. O and one more thing. Clean up your trash.

Although I had only planned on staying a month, wound up staying four months at Arizona Cowboy.||The owners, Vicky and Gene, are wonderful and the staff is great. Norm, the host, went out of his way to help me get set up and with little things these past few months.||The landscaping is beautifully kept up. The rate is reasonable. Nice little club house. Very quiet! Gate locked at night. The Wifi can be iffy but I lucked out in a space close to the router.||Would recommend Arizona Cowboy.
