This was a very reasonably priced Motel with a free breakfast, which smelled amazing. Staff was friendly on site. The location is close to stores and restaurants, and basically right off the highway if you are coming from the south. Rooms were clean. We had a suite, and had plenty of room.

The reason for the lower ratings:
1. When I made my reservation, I had stated that we needed a disabled access room (bottom floor or access to elevator). We were not informed the suites were only on the second floor and there were no elevators.

2. Our first day there, it took over five minutes for the shower water to get warm- not hot, just warm. The next morning we had no hot water at all.

I booked a room here at the last minute while traveling. I was pleasantly surprised at my stay and enjoyed my night. Iโ€™m very simple, especially when itโ€™s a one night stay but this place exceeded my expectations. The clerk at the front was very polite and professional. I donโ€™t remember his name but he had red hair. When I went to the room, it was totally clean. It was clearly a remodeled room, but it still looked very nice with modern furniture and lights. WiFi worked and the TV had everyoneโ€™s favorite cable channels. The heat worked very, very well during the cold winter night and I slept great. The beds were clean and comfy. In the morning, there were bagels, waffles, yogurt, cereal, milk, hot coffee and other beverages. For the price I paid (I got a good deal online) I was really happy and I would gladly return if I find myself in Flagstaff again.

This was my first time staying at a Green Tree property and most likely will be the last time I will stay at one. The staff working at this particular property had a good attitude and I felt like they genuinely cared. The rooms are getting a little worn out as far as flooring and the walls. It is also a very loud property, it's mostly people not caring about others staying at the hotel. The biggest issue my wife and I had was there was absolutely no hot water going into our room which was room number 128. I inquired at the front desk about whether or not there was an issue and the front desk clerk said it's an older property and you have to let the water run on full hot for 15 minutes to get hot water. That process never worked for us and my wife and I were only able to take a cold shower both days which was more like a spit bath. I told the front desk clerk that is crazy and something needs to be done in order to fix the hot water issue. This property is located in Flagstaff Arizona and they do not have an unlimited water supply. You folks need to fix your hot water issue. I noticed nobody else in recent reviews have said anything about hot water but we truly did have an issue and the front desk clerk admitted there is a problem with it as well.

Decent enough for a night stay while traveling, considering the University close by.. Located beside the freeway, it is noisy and you can hear the noise from the passing traffic all night.

Breakfast area is cramped and definitely needs an expansion. Ample parking space.

Was skeptical based on previous reviews specifically regarding the renovation. We were Warmly welcomed by the front desk person but then thoroughly disappointed by the cleanliness of the room and the alleged renovation. The bathroom shower grout was very dirty and there were red stains on the bathroom door and walls. The shower door had been replaced by a curtain leaving caulking residue behind. The vanity caulking on the newish sink was sloppy. The exhaust fan was very dirty. Breakfast was adequate, clean and well stocked. The breakfast attendant did a great job keeping everything full. There were warm bagel/egg sandwiches and cereal to choose from. Would never stay here again.

Skimming the reviews earlier I saw the top reviewer complaining about a lack of hot water. I figured that couldn't possibly be right โ€” there must be something more to that story โ€” so I got the room, move my stuff in, go to take a shower, and lo...there's no hot water. It's barely warm after running for 5+ minutes and never improved beyond that. Was told by the front desk that sometimes during "peak hours" you need to run it for 5-10 minutes. ("Peak hours" like 9 pm on a weekday I guess.) Running it didn't help, and I'm wondering how much better I can realistically expect it to be in the morning.

Unlike other reviewers, I've had no problem with the cleanliness of the room so far. Indeed it's a lovely room so far. It *is* on the interstate, which only really registered with me once I sat down in bed, but I have earplugs and shit, and at any rate this was fairly obvious from the map so not sure what ppl expect. Can't speak to the floor noise issue as I mercifully have no one around me. Nor sure what ppl are on about with the area being unsafe โ€” seems like a pretty run-of-the-mill interstate exit commercial strip with little in the way of ambient pedestrians or loiterers โ€” tho I will update this review in the morning if my car is broken into I guess. Overall thought the room would be quite nice if it had hot water. But a hot shower is precisely why I get hotel rooms, and why I don't just sleep in rest area parking lots like I did when I was 20. I am literally paying you $80 for hot water and a private bathroom. Like that is specifically what I am paying for.

I have several other nitpicks about how they present their pricing on their website but nothing that really rises to the level of being worth mentioning here, since the hot water issue makes everything else moot.

We got into this hotel late and just needed a place to crash before hitting the road early the next day. The room appeared to have been recently refreshed or renovated so I appreciate that. However we had NO hot water. Not in the shower or sink. The front desk said they could do absolutely nothing because we booked through Expedia and completely refused to compensate us or offer any other accommodations for a warm shower. We will absolutely not be back.

Though from the outside it's an older motel, the rooms have been recently renovated and are quite comfortable. Great price for the quality and area. Breakfast was simple but good. I must commend the young lady during breakfast who dealt very professionally with a rude guest. I did not understand what the situation was, but she represented the hotel well, retained her cool and communicated clearly with the guest.
